Austin Real Estate Investors typically fall into two broad categories:1. Flippers : investors who buy property below market price, fix it up and sell it for a profit in the same market (short time frame)
2. Holders: investors who buy rental property to lease for cashflow, tax advantages and appreciation
In both cases an investor makes their money when they purchase a home - it's important to buy at a discount so that no matter what exit strategy you choose, you have already got some profit built in.
Sources of investment property are varied: the Austin MLS, Travis County foreclosure auctions, HUD homes, wholesale homes and one of my favorites - insider deals. Insider dealing is permitted in real estate. As a Realtor® I see many property deals before they become available on the open market - the Austin MLS.
