University Hills Neighborhood Austin
University Hills was built in the 1960s and 1970s. The homes are larger than in neighboring Windsor Park- typically 1500sqft to 2500sqft, and the lots are spacious. With Little Walnut Creek and Dottie Jordan Park, it is one of the least dense neighborhoods in Austin, with only 5339 residents in 2007, and 69% of residents living in single family homes. Large trees shade many of the quiet streets.The area is well serviced by transportation links - it is nestled in 78723 above Mueller and Windsor Park, and below Hwy 183. It has convenient access to major highways, and is within two miles of all of the new developments at the old airport. The University of Texas Campus is just 10 minutes away.
Housing is very affordable - median priced homes are larger than in other neighborhoods. The median sales price in early 2008 finally outstripped the Austin median home sale price. Appreciation has been brisk in 2005-2008, and the mix of long term residents and first time home-buyers make for a large standard deviation in home prices.
